The Tenants Guide To Renting
PROPERTY CONDITION REPORT
A very important document when moving in. This will be completed by agent and tenant both agreeing to the condition of the property. Please return to office within seven days of receiving the same. At the time of vacating, the property manager will compare the condition of the property with the ongoing property condition report.
ELECTRICITY / PHONE
It is the tenants responsibility to have electricity, gas and telephone connected in your name and to have the accounts finalised upon vacating.
OCCUPANCY
Only the people originally included on your tenancy application and approved by the owner are allowed to reside at the property permanently. If a new tenant wishes to replace an existing tenant our office must be informed in order to complete an application and ‘Residential Tenancy Agreement’ paperwork.
PAYING RENT
Rent is payable two weeks in advance and should reach our office on or before the due date. It is our office policy to ensure all tenants complete a Direct Debit Request for the payment of rent on signing a Residential Tenancy Agreement.
RENT ARREARS
If you are experiencing difficulty paying your rent, always contact us to discuss. If you become seven days in arrears, we are obliged by law to issue a Notice of Breach of Contract for the Non Payment of rent giving you seven days to bring your rent into order. Should the breach not be remedied within the seven days, then a Termination Notice is issued, giving you seven days to vacate the premises.
BREAKING LEASE
For information on costs and obligations upon breaking your lease please contact our staff.
MAINTENANCE
We ask that you report any matters requiring repair or maintenance immediately to avoid the risk of injury to visitors or damage to the property. Any maintenance arranged by the tenant outside our normal business hours will be at the tenants cost unless it is proven to be an extreme emergency.
EXCESS WATER
In accordance to your Residential Tenancy Agreement you may be responsible for full or part payment of water usage at the property. We will invoice you appropriately upon receipt of account by the Water Corporation.
CONTENTS INSURANCE
Please be aware that the Owners property insurance does not cover your personal belongings. It is in your interest to obtain contents insurance in case of damage or theft.
RUBBISH
Must be placed in the proper bins. Rubbish placed in boxes or bags will not be collected by the Council and this can then cause health problems.
PICTURES
Do not use Blu-Tack, sticky tape or other adhesives to hang or place pictures on the wall Removal of these items usually causes damage. If picture hooks are required in the premises please contact us to arrange for approval by the Owner.
PETS
Unless a pet is specifically approved on your Residential Tenancy Agreement, pets will not be allowed without prior approval. Please note that in unit complexes the Body Corporate By-Laws do not allow pets in any case.
GARDENS
The tenant is responsible for the lawns and gardens unless previously specified. This includes watering, weeding, trimming and mowing.
ROUTINE INSPECTIONS
We carry out routine inspections on all our properties every three months and you will be advised in writing prior. This is always a good opportunity to point our any maintenance or other concerns you may have. If you are not present we will access the property via our office keys.
PROPERTY FOR SALE
If during your tenancy the property is listed ‘For Sale’, don't worry! You can not be thrown out at a moments notice. If you have entered into a Residential Tenancy Agreement you may occupy the premises until the lease expires, otherwise the owner is required to give you sixty days notice to vacate the property.
KEYS
Should you lose your keys or lock yourself out, you may collect our set during office hours. After hours our recommended locksmith can be contacted at a set fee.
